Technical regulations for adding elevators to existing residential buildings in Guangzhou
1.1 In order to standardize and guide the design work of adding elevators to existing residential buildings, and to ensure the quality and safety of elevator addition projects, this regulation is formulated in accordance with relevant laws, regulations and standards, in combination with the actual conditions of Guangzhou.
1.2 This regulation is applicable to the design work of adding elevators to existing residential buildings in the administrative area of Guangzhou.
1.3 The engineering design of adding elevators to existing residences shall comply with the provisions of this regulation.
2 Basic regulations
The design plan for adding elevators is based on the principle of practicality. The building area is not included in the floor area ratio, and the existing urban road space must not be invaded, and the implementation of urban planning must not be affected. As far as possible, avoid serious obstruction of the residential or adjacent residential buildings in the traffic unit where elevators are to be added, which will directly affect the ventilation, lighting, traffic, etc., and shall not increase or increase the residential space in disguise. Specific requirements are as follows:
2.1 The definition of severe occlusion.
The clear distance of the orthographic projection of the elevator shaft (or corridor) and the windows of the main use room (bedroom or living room) in the transportation unit or adjacent residences is less than 6 meters, which can be regarded as severely blocked, as shown in the figure below :
2.2 Required area requirements.
The scale of the newly-added elevator shafts and corridors shall meet the basic traffic needs, and the use of non-traffic-necessary areas shall not be increased in the name of adding elevators. The specific regulations are as follows: the elevator shaft shall not exceed 2.5 meters × 2.5 meters; traffic The net width of the corridor does not exceed 1.2 meters (except for the corridor directly connected to the elevator shaft with equal width); if the elevator shaft needs to occupy the current channel, the remaining channel width (which can be achieved through reconstruction) shall not be less than 1.5 meters (for Pedestrians and non-motorized vehicles), for motor vehicles to pass not less than 4 meters.
2.3 Landscape beautification requirements.
The architectural design plan for adding elevators should consider the landscaping of the building's facade. The facade material and color of the elevator shaft should be coordinated with the original building and surrounding buildings, or light and transparent facade materials should be selected; transparent railings should be adopted for traffic corridors; the possibility of planting and greening of the facade should be considered for additional parts , In order to beautify the appearance of the new volume through the green facade.
2.4 Fire protection requirements.
The architectural design plan for adding elevators should meet the requirements of the fire protection code in terms of the fire separation distance from adjacent buildings, ensuring the accessibility of fire passages and fire trucks, and pedestrian evacuation passages. If the plan after adding the elevator room fails to meet the current fire protection regulations, if the plan for adding elevators does not impair the fire protection conditions of the original building and surrounding buildings (including the fire separation distance, accessibility of fire trucks, pedestrian evacuation passages, etc.), report to the fire department of the public security organ After obtaining the relevant procedures, the construction can be carried out.
2.5 Emergency treatment.
In order to deal with emergencies such as trapped elevators in time, sound and light alarm devices and intercom devices connected to the car emergency alarm devices should be installed in prominent locations. The passage leading to the computer room or equipment room should be safe and convenient to use under any circumstances, without passing through a private room, and meeting rescue requirements. The width of the access door should not be less than 0.60m, the height should not be less than 1.80m, and it should not be opened into the room. The net height for activities in the computer room should not be less than 1.80m, especially the net height of the working area should not be less than 2.00m.
3 Validity period
This regulation shall be implemented from the date of issuance, and shall be valid for 5 years. Changes in the basis of relevant policies and regulations or the expiration of the validity period shall be evaluated and revised according to the implementation of the law.
